Sample Real Property Sales Agreement
This sample Residential Realty Purchase and Sale Agreement is provided to help prospective buyers understand the type of contract used when purchasing real estate through Grindstaff’s Auction Marketing Group LLC. This sample outlines the responsibilities of both Buyer and Seller following a public auction, including the high bid price, buyer’s premium, deposit requirements, settlement timelines, required disclosures, and the as-is, where-is condition of the property.

The agreement used in a specific real estate auction may include property-specific disclosures, additional terms, or required addenda that supersede the sample shown here. The binding agreement provided after the close of bidding will always govern the transaction.
We strongly encourage all bidders to:

For buyer convenience, all real estate purchase agreements are executed securely through DocuSign. Upon the close of bidding, the winning bidder will receive the contract electronically and must complete the DocuSign process promptly so that the earnest money deposit and closing timeline proceed without interruption.
Winning bidders will be required to sign the auction-specific purchase agreement immediately after the auction concludes and to provide the required earnest money deposit at that time.
